In RARE Form: What Happens When Realtors—and Others—Join Forces

Is there a precedent in what RARE and Las Campanas Realty have done? In where they’re going? In what they (intend to) do? In some ways, probably. For Las Campanas, there are only 100 lots left on which to build. And sell. And then what? For Ralph Larrañaga (or Larrañaga, if one’s too lazy to add the tilde to the “n”) and Alan Larrañaga of the Ralph Alan Real Estate Group, they too seemed to foresee the writing on the walls of the houses they were building and selling and renovating. The writing being: Do more and be happier because there’s more out there beyond what you’ve been working on. Or something like that.

Turns out the three of them, Ralph and Alan, and Alina Catanach of Las Campanas Realty, had an aha moment about a year ago when they met for lunch at SantaCafé. After one hour turned into three, that’s when they realized how much they’d liked working withone another other and how many products—combined—they already had and could add if they joined forces. Campanas wanted to embrace the community more, expand their reach and have a stronger presence, and Ralph and Alan wanted to bring in more price points, other talents. Plus, they both had solid brands. But Ralph and Alan were associate brokers (ABs), while Catanach provides the QB (qualified broker) title Ralph and Alan needed to hang their license under (even though the two—and all the others on RARE’s team—retain their status as independent contractors). (A QB can manage a brokerage, supervise other ABs and oversee transactions, while an AB operates under the supervision of a QB and mostly focuses on individual client transactions.) And although they call it a “hybrid,” not a merger, they’ve essentially created a one-stop shop for buying, selling, renovating, remodeling, designing or whatevering may be involved in a real estate deal or project.

 

“We all thought,” recalls Ralph, “ ‘There’s an opportunity here for something different. A collaboration that allows us to offer all the services in one beautiful office.’”

And even though Ralph had built many homes in Las Campanas, and Alan had sold maybe just as many there, combining with Catanach and Campanas’ AB Gabriela Ruelas gives them more oomph—and vice-versa.

 

 

To Las Campanas—and Beyond

Ironically, Ralph, a Santa Fe native, had “retired” years ago, shortly after the recession and after years of building and designing homes, as well as running a mortgage company, managing apartments and overseeing manufacturing facilities in Los Angeles and Albuquerque. He got rid of everything. Then came out of retirement and got into real estate, thinking, I’ll just build my own houses and sell my own product, maybe one or two a year, go very low-key. And then, “this happened.”

“This was an opportunity that presented itself organically,” explains Catanach, another longtime Santa Fean. “The group out of Dallas [Cienda] that owns the remaining parcels here has every intention to remain here after we’re done with our last neighborhood—The Villages. But in order for us to stay on site, there was no way for me to continue as a developer’s office and just sell dirt.”

Joining forces with RARE now allows Campanas to function as a full-fledged brokerage that can operate and sell properties in and outside of Las Campanas. “This makes it so much easier for our clients,” says Alan. “It’s easier for all of us, really, because we have a group of people surrounding us who are capable, talented and they’re not just depending on me or Ralph for all the answers. I can pick up the phone and say, Hey, Gabriela, can you do this? Or a client may say, We want to talk to an architect. Sure, we have an architect on our team now. If someone wants input from whomever, from a different ‘hat’ that’s not real estate, we can do that. We’re all very clear about what function and role we have. It’s more appealing to clients and customers because it’s like, OK, everybody’s got their expertise. But they’re all in one place. Plus, all of these different departments—designers, architects, builders, Realtors—they’re talking to one another, so a ball doesn’t get dropped. Everything’s now under this one fabulous umbrella.”

Go Team

“All of our team members, when we left our former brokerage, they all had the opportunity to stay,” says Ralph of Realtors Samaria Carlson, Rachel Martin, Melisa Marioni and Andrew Ault. “They didn’t have to come with us. They’re all independent brokers with our team. So they didn’t have to follow us anywhere. But they all made that choice and believed in what we’re doing, and the opportunities we’re creating for them. I don’t think there was any hesitation on any of their parts. They were like, We’re all going with you.”

“This is way more fun,” says Alan. “Because we’re able to be creative and help people. Whether you’re buying a $5,000 piece of land that you’re going to put a mobile home on or you’re buying a multimillion-dollar property or you’re developing something to create a new subdivision in town—they’re all interesting things.”

 

RARE also brought along project manager Gloria Romero, and added interior designer Lisa Samuel (who used to write Home’s Artful Living column). “It’s wonderful being around such positive people, and Ralph and Alan are very careful about who they bring into their circle,” says Samuels, who built up her business and her reputation in Santa Fe over the past 27 years. “It’s also great having a team and knowing that if I need support with something, there’s someone there who can be at the ready. But we also share a philosophy: tailoring every design to the client and the space, and that’s never going to change. Because at the core, that’s how I do my work, and that’s probably why Ralph and Alan value me so much—because I really do tailor to the client.”

 

Homeowners vs. Investors

The other part of RARE that will only probably expand is that of renovating and updating houses, particularly those in Las Campanas that had their moment 20 or 30 years ago, but from which the bloom, shall we say, has left the rose. It’s work Ralph and Alan have been perfecting over the years, and they have two main types for whom they provide such work: homeowners and investors. Homeowners are those clients who bought a house from them 10, 15 years ago and now want to sell it and move on (buy a new home); and in order to make that “old” home more attractive and to the tastes of current home shoppers, they update it: taking out somber rows of vigas, switching out the dining room for a living room with expansive views, adding a study or a guest room. Then there are the investors, people who are “looking,” says Ralph, “at what the return is, if it’s a development or if it’s a fixed, refurbished kind of thing. They often live out of state but see what a great market Santa Fe is and want to participate in it.” Or maybe they want to start buying houses where they want to develop a piece of land their family left them. RARE can guide them through the entire process, all the way through the final stage of selling the houses. And what further distinguishes RARE from other real estate ventures is that their primary investor, with whom they’ve worked for years, who’s based in California, “part of the goal with his real estate investment,” explains Ralph, “is finding sellers who are struggling with keeping up their house or they’re in a situation financially where they need help. One of his goals is finding that distressed person who needs help, who maybe needs cash to get out of their situation, then make a nice product for the next buyer at an affordable price.” Simpatico with Ralph and Alan’s values (the two support Girls Inc. and the Cancer Foundation, among many other causes), when this investor sees how stressed a potential seller is, the kind of stress that others might exploit to their gain, “his first words to them are, because I’ve heard him on the phone,” says Ralph, “What do you need to get out? And if it’s doable, it’s just done. He wants to be fair about it. And that’s the way we live our lives. That’s how we operate our business. We try to be fair across the board.”

 

 

Fun, Flexible, Fulfilling

Ultimately, though, while always aware of the bottom line, their focus within the two entities is on a collective sense of joyful fulfillment. “I don’t have to worry about the business,” says Samuel.

“All I have to do is what I love and have a great time. Ralph and Alan and the team and Alina, they’re like magnets for bringing in and filling up the pipeline. They make it lighter for you to be part of a bigger entity.” 

“I want us to be successful as a real estate brokerage, as an office, but also as a formational resource,” says Catanach. 

“Everybody in our office brings something special to the table. And whether you’re part of the team or a client, you want to have a different variety of utensils available because you’re going to need them for something specific. And that’s what we’re putting together.” But it isn’t just about having fun. 

“They really have a lot of respect and consideration for people,” adds Samuel. They bring a humane element that’s very appealing. They have a very elevated mindset.  I’ve never encountered such a comprehensive team that can make a buyer’s dream come true.” 

“We like to think we come from that place of authenticity and integrity and with the eyes of the community on us and a belief that, as Alan was saying,” says Ralph, “helping people be whoever they are, helping them realize the dream they have—specifically in the case of finding or creating a home. Like our tagline says: Let us help you find your way home.”
